1. What does your inspection cover?
Closer Look Inspections ensures that our inspection and inspection report meets all applicable requirements in Florida and will comply with a well-recognized standard of practice and code of ethics. 2. How long have you been practicing in the home inspection profession and how many inspections have you completed?
Closer Look Inspections began inspecting homes in the Orlando area in January 2015. In our first four years our inspectors completed 2,807 inspections. Our owner is a Certified Master Inspector and personally trains all inspectors who work for Closer Look Inspections. Our professional staff includes multiple inspectors and support staff to walk our clients through their home purchase and new-construction build process.
3. Are you specifically experienced in residential inspection?
All Closer Look Inspectors are certified Residential Inspectors with additional training to inspect every aspect of the homes plus the special qualities that make Florida living so special with regard to pools, outdoor kitchens, and docks.
4. Do you offer to do repairs or improvements based on the inspection?
No, Closer Look Inspections adheres to The State of Florida regulations which strictly forbids Home Inspectors to make any offer to repair items found during their inspection as this as a conflict of interest.
5. How long will the inspection take?
For Closer Look Inspections, the average on-site inspection time for a single inspector is 2½ to 3 hours depending on the condition and size of the property. Condo properties can take less time due to size and the elimination of items to be inspected such as a roof. Additional time may be required for items such as pools, docks, older homes, and Florida Required insurance reports. Closer Look Inspections will add secondary inspectors for very large properties and buildings.
6. How much will it cost?
Closer Look Inspections bases pricing on the interior SF measurement of the home. Additional services such as WDO (Termite) inspections, Pool Inspections, Electronic Pool Leak detection, etc may create additional charges. The staff at Closer Look want to know all the services that your home and your mortgage will require so that we can discount your inspection service package to your best price advantage. Most every full-service home inspection has some kind of discount that is applicable. Condo prices are always less than single family homes.
7. What type of inspection report do you provide and how long will it take to receive the report?
Closer Look Inspections publishes EVERY report “Same-Day”. A sample report is available on our site and can be emailed to you. Our reports are published as HTML reports and sent to you by email. The report is written in simple terms that do not require a Home Inspector lingo. Every report has a summary page for quick reference, a list of priority issues and the ability to create a repair addendum for the sellers complete with pictures. It is never a good idea to send your complete report to the sellers but rather, a concise report of the items you want addressed by the seller. Our report creates that simple list for clients with the click of a button.
8. Will I be able to attend the inspection?
Yes, with Closer Look our clients are invited to attend the inspection, ask the inspector questions and get a quick verbal report at time of inspection. This is often a good time to make your plans and measurements for your new home. Please limit those who attend to 2-4 people as too many people can hinder the inspection. Never pass up this opportunity to see your prospective home through the eyes of an expert.
9. Do you maintain membership in a professional home inspector association?
Closer Look maintains membership in the InterNational Association of Certified Home Inspectors and Florida Association of Home Builders.
10. Do you participate in continuing education programs to keep your expertise up to date?
Every Closer Look Inspector is required to maintain updated and new certifications to remain one of our team of inspectors. As new technologies emerge our inspectors add new services and expertise. Our inspector's commitment to continuing education is a good measure of his professionalism and service to the consumer. This is especially important in cases where the home is much older or includes unique elements requiring additional or updated training.“
